Increase The Size And Value Of Your Home With A House Extension

A house extension may increase the size and value of your home.

While banks and lenders are once again seeking to encourage customers to borrow, many people are choosing to expand their houses rather than relocate to accommodate their growing families since their finances and jobs are still not as secure as they would want.

There are several possibilities for Fife house extensions, but if you want to increase both room and value, you must carefully evaluate all of your options before beginning construction.

The possibilities for house additions are limited by two factors: available space and available funds to finish the project….

Terraced houses are popular among first-time buyers and retirees looking for a mortgage-free lifestyle, although they might be small. Many terraced homes benefit from extra living space rather than adding a bedroom. Extending the living room and kitchen to create a much-needed dining room may significantly increase the house’s value.

Loft conversions are great for larger terraced properties because they may give a much-needed extra bedroom. Furthermore, advances in plumbing technology now allow for the construction of an en suite bathroom. However, as with all Fife home extensions, it is critical to complete the work properly to ensure compliance with building and fire regulations, as well as planning permission – failing to do so will result in the £25,000 or so you spent being a waste if the bedroom becomes a ‘hobby’ room in your home, selling particulars.

Many Fife homeowners are unaware that adding a level to the garage is a relatively affordable way to improve the size and value of the space. You’ll need to contact a surveyor or engineer to check that the garage’s foundations can take the additional load of another storey, but this is usually not an issue-builders say that even repair work on foundations is less expensive than installing a whole new set for a new single layer.

House extensions in Fife, of course, do not have to be extravagant or expensive. Garages are often underutilised sections of the house that are attached to or adjacent to them. Converting your garage into a living area rather than a glorified storage room may be a worthwhile investment if you’re looking for a multipurpose addition to your home.

With all of the discussion about “adding value” and “creating a home that will sell,” we sometimes lose sight of the reality that we and our families may be staying in the house for a lengthy period of time. Consider what you require in your Fife home and reject the illusion that “adding an extra bathroom would enhance the value by x amount.” If you require a fourth bedroom, consider this option. If you need more ground floor space, look at the space you already have and how it may be converted, refurbished, or expanded to meet your needs.

Types of House Extensions in Fife

Luke Lloyd Builders are experts in the design and building of many types of extensions throughout Fife and Scotland. Before you start your building project, think about what kinds of expansions will be appropriate for your location and/or your living needs.

A side return extension, a wraparound extension, a single and a two-story extension are just a few of the extension types accessible to you.

Single Storey Extension

This is a very popular design since it can be built to the rear or side of a house and extends into the existing garden/backyard area. It has a bigger kitchen, utility room, and a kitchen-dining area for entertainment that may expand onto a terrace or the garden via bi-fold doors.

Two-storey extension

This is when both the lower and upper floors are extended concurrently to create greater space on both levels, for example, a larger kitchen-dining area downstairs and larger (or more) bedrooms upstairs.

Side-return extension

Certain older houses have extensive side space (usually a yard or wide path). We can take this unused or underutilised area and incorporate it into the side of your home to generate the additional living space you want..

wraparound extension

Wraparound extension

Where houses have sufficient side and backspace, we may extend in both directions utilising a wrap-around extension, which wraps around two elevations of your home to produce the maximum amount of extra internal space.

Most Popular Questions

Do I require a building warrant?

Yes. The majority of building work in Scotland needs the acquisition of a building warrant prior to construction beginning. To learn more about what a building warrant is, visit our section What is a building warrant? (above) for further information. rules.

Is the work on your extension guaranteed?

To assure your total satisfaction, we provide a one-year warranty on the craftsmanship of our expansions (from date of completion). Meant to provide you with total peace of mind.

How Long Does An Extension Take To Build?

Construction period should be around three to four months for a pretty basic three-metre single rear extension. It may be closer to six months for a bigger or double-height back extension. This does not include the design and planning phases of the project, which will vary depending on whether planning or other approvals are required. A reasonable timetable for the majority of house extensions (where planning approval and maybe a party wall agreement are required), from the moment you hire your architect to completion, would be about a year.

    The Process

    Planning Permission

“Will my extension require planning approval?” is one of the most frequently asked questions we get from callers. Because of the type of addition, the space in which it is being built, and the status/age of your house (i.e., is it a listed structure or is it inside its grounds) There is no one-size-fits-all response to that question. and if it is situated in a protected area (you can usually check this online).

The nature of your existing property, the type of extension you’re considering (e.g., there are different rules for single-story extensions versus multi-story extensions, porches, and roof alterations), the visual impact, increase in footprint, height, and proximity to the property’s boundary all factor into whether or not planning permission is required.

Always check with your local council’s planning department when considering an addition. While planning applications may be done independently, we have found that working with an architect who is familiar with the requirements for filing an application and the processes involved is considerably easier. Payment of a fee to the council is required to get planning approval, and decisions on domestic home expansion applications can take up to two months.

While certain additions will fall under the category of “permitted development,” which does not require official planning clearance, homeowners should double-check this by contacting the relevant local authority’s planning department before starting the construction process. To confirm that a planned extension qualifies as “permitted development,” councils may issue a fee-based “Certificate of Lawfulness.”

What is a Building Warrant, and how does it work?

Another often discussed subject is the purpose of construction warrants. A building warrant is a permit issued by the relevant municipal government to begin construction work. Planning permission (which is primarily concerned with visual effect and relative size/footprint/height increase) is an entirely distinct document and application method.

The warrant is intended to ensure that your construction work is energy efficient, safe, healthy, hygienic, and accessible, as well as complying with applicable Scottish building standards (the Building (Scotland) Act 2003). A building warrant will be required for the majority, if not all, extensions, and no work will begin until one is obtained.

There is a fee paid to the council, similar to planning permission, and while you can do it yourself, we recommend that you leave it to the experts in the building business. It’s possible that this process will take up to four weeks to finish.
